Home Improvement Contracts: What You Need to Know Before Signing

Updated: Mar 15, 2024

When starting a home improvement project, it's important to have a written contract in place with your contractor. A home improvement contract outlines the terms and conditions of the project, providing a clear understanding of what work will be done, how much it will cost, and when it will be completed. A contract also protects both you and your contractor from misunderstandings, disputes, and legal issues. Here are the essential elements that a home improvement contract should contain:

  1. Scope of Work: The contract should clearly state what work will be done, including the materials to be used, the timeline, and any other important details. This ensures that both you and your contractor are on the same page and helps prevent misunderstandings.

  2. Payment Schedule: The contract should include a payment schedule that outlines when payments are due and how much will be paid at each stage of the project. This helps prevent disputes over payment and ensures that both parties are aware of their financial obligations.

  3. Change Orders: A change order is a written document that outlines any changes to the scope of work, timeline, or budget. The contract should specify how change orders will be handled, including who will be responsible for paying for any additional work.

  4. Warranties: The contract should include any warranties or guarantees that are offered by the contractor or the manufacturer of the materials used in the project. This ensures that you are protected in the event of any defects or issues with the work.

  5. Termination Clause: The contract should include a termination clause that specifies how the contract can be terminated by either party. This protects both you and the contractor in the event of unforeseen circumstances that prevent the completion of the project.

  6. Dispute Resolution: The contract should include a dispute resolution clause that outlines how disputes will be handled. This can include mediation or arbitration to resolve any disputes that may arise during the project.

  7. Permits and Licenses: The contract should specify who will be responsible for obtaining any necessary permits or licenses for the project. This ensures that the work is done in compliance with local building codes and regulations.

It's crucial to have a written contract in place with your contractor.

When reviewing a home improvement contract, it's important to read it carefully and ask questions if anything is unclear. Make sure you understand all the terms and conditions before signing, and don't be afraid to negotiate changes if necessary.

In conclusion, a home improvement contract is a crucial part of any home renovation project. It protects both you and your contractor and provides a clear understanding of what work will be done, how much it will cost, and when it will be completed. By understanding what a home improvement contract should contain, you can protect yourself and ensure a successful home improvement project.

* 1-Year Workmanship Warranty* — We stand behind our work with a 1-year workmanship warranty, so you can move forward with confidence. This warranty applies to qualifying construction projects and typically begins at substantial completion, covering workmanship-related defects tied to the scope of work we performed when materials and installation meet contract standards. Warranty coverage is not included for remodeling projects and is also excluded from low-cost/“budget” construction scopes where the client selects the cheapest materials or provides materials that do not meet our recommended specifications. When The Renov Team selects and supplies the materials (or when client-selected materials are approved and meet our required standards), the 1-year workmanship warranty may be provided for eligible projects. Issues must be identified and reported within 365 days of substantial completion. This warranty does not cover normal wear and tear, misuse or abuse, accidental damage, lack of maintenance, or modifications/repairs performed by others after completion. *Warranty terms and eligibility requirements apply—see your contract for full details and specific coverage.
